End of tenancy cleaning checklist: every room covered

An end of tenancy clean should return the property to the condition recorded in your move-in inventory, allowing for fair wear and tear. That means a full, top-to-bottom clean of every room, with extra attention on the kitchen and bathroom. Work through the checklist below room by room and you will cover everything an inventory clerk or landlord checks.

Why end of tenancy cleaning matters

Cleaning is consistently the single most common cause of deposit deductions in the UK, according to the Tenancy Deposit Scheme. A property handed back below the move-in standard gives the landlord grounds to deduct cleaning costs, so a thorough final clean directly protects your money.

Kitchen

The kitchen is where most cleaning disputes start, so it deserves the most time. Grease and limescale build up in ways everyday cleaning misses.

  • Clean the oven inside and out, including racks, glass and trays (this is the most-checked item).
  • Degrease the hob, extractor hood and filter.
  • Clean inside and outside all cupboards and drawers.
  • Descale the sink and taps, and clear the plughole.
  • Wipe down the fridge, freezer (defrosted) and other appliances, inside and out.
  • Clean splashbacks, worktops, skirting and floors.

Bathrooms

Bathrooms are judged on hygiene and limescale. Aim for a sparkling, sanitised finish with no watermarks.

  • Descale and disinfect the toilet, bath, shower, sink and taps.
  • Remove limescale from glass screens, tiles and shower heads.
  • Clean and polish mirrors and chrome.
  • Treat any mould on sealant and grout.
  • Wipe extractor fans, skirting and floors.

Living areas and bedrooms

These rooms are mostly about dust, marks and floors. Work top to bottom so dust falls onto surfaces you clean last.

  • Dust and wipe all surfaces, shelves, sills and radiators.
  • Clean internal windows, frames and sills.
  • Wipe doors, door frames, light switches and sockets.
  • Remove cobwebs and dust light fittings.
  • Vacuum carpets thoroughly and mop hard floors.
  • Clean inside built-in wardrobes and cupboards.

The areas people forget

Most failed checks come down to small, overlooked details rather than big jobs. Pay attention to these:

  • Skirting boards and the tops of door frames.
  • Light switches, sockets and handles (fingerprints show).
  • Extractor fans and air vents.
  • Behind and underneath movable appliances.
  • Inside the washing machine drawer and door seal.
  • Bins, cleaned and deodorised.

FAQs

Frequently asked questions

A full deep clean of every room against the move-in inventory: oven and kitchen degreasing, bathroom descaling and sanitising, internal windows, skirting, doors, inside cupboards, plus carpets vacuumed and hard floors mopped.

It is not legally required, but it is the most reliable way to meet inventory standards and protect your deposit. Many letting agents expect a professional-standard clean, and cleaning is the top cause of deposit deductions.

A typical two-bedroom property takes around four to six hours for a thorough clean, depending on its size and condition. Larger or heavily soiled properties take longer, especially the oven and bathrooms.
